INMA Service Fee

1. WHO WE ARE

INMA is a homeowner advocacy and coordination service. We work exclusively for homeowners. We are not a contractor, and we do not perform, supervise, or control construction work.

2. WHAT WE DO FOR YOU

Your INMA coordinator brings 25+ years of residential exterior experience in the Spokane market. We assist you with:

  • Project scope development
  • Material takeoffs and measurements for accuracy
  • Contractor introduction and matching
  • A fair market estimate for your project, which will match the price on your contractor's installation agreement
  • Ongoing communication support during your project

The fair market estimate we provide is the price — your contractor will honor that number on their installation agreement. Anything beyond the original scope is something you work out directly with your contractor. All construction work is performed by your independently licensed, bonded, and insured contractor.

3. HOW INMA IS COMPENSATED — NO ADDED COST TO YOU

Our service fee is deducted dollar-for-dollar from the contractor's price. Your cost is not increased by working with INMA. This fee is paid directly to INMA at signing and covers coordination only — not construction. The attached project estimate shows the INMA fee as a separate line item so you can see exactly how it fits into the total.

4. HOW PAYMENTS WORK

INMA Service Fee: Paid to INMA at signing. All construction payments (deposits, progress, final): Paid directly to your contractor under a separate agreement. INMA does not collect, hold, or disburse any construction funds at any time.

5. YOUR CONTRACTOR

Every contractor we introduce has been personally vetted for licensing, bonding, insurance, and field reputation. You will sign a separate installation agreement directly with your contractor covering scope, price, schedule, and workmanship warranty.

6. CHANGES DURING THE PROJECT

Any additional work will be handled directly between you and your contractor with your written approval. INMA is available to help document and communicate changes.

7. INMA'S ROLE

INMA provides homeowner coordination services only. We are not a general contractor or construction manager. We do not supervise crews, handle construction funds, or guarantee contractor workmanship. Our responsibility is limited to the coordination services described above.

8. COMPLETE AGREEMENT

This Agreement represents the complete understanding between INMA and the Homeowner(s) regarding INMA's coordination services, and replaces any prior conversations or representations. The project scope of work and estimate are attached separately. Changes must be in writing and signed by both parties.
